Primary Purpose of Job:

Responsible for the analysis and accounting for property tax functions. Lead and assist the Midyear Property Tax Analysis, Property Tax budgeting, and monthly closing functions.  

 

Major functions for this position:

    1. Coordinate personal and real property tax efforts.
      1. Assist Real Estate Management by providing relevant information regarding the payment of tax bills for QT property. Liaise between Real Estate team and Property Tax Consultants to ensure appropriate property information is accurate and provided to the necessary party in a timely manner.
      2. Prepare the monthly and annual Asset Listing, Address Listing, and any other information required by the personal property tax consultants to file our personal property tax renditions.
      3. Review the monthly accrual for real and personal property, send the monthly budget adjustment sheet to the Financial Reporting Accountants for the department, and review the monthly P&L to perform variance analysis to provide to management, and submit monthly adjusting journal entries for QT and its subsidiaries.
      4. Preparation of the real and personal property tax budgets
      5. Reconcile property tax accrual accounts for QT and its subsidiaries and Lead the Preparation of the real and personal property tax mid-year adjustment in January/February  
      6. Assist in the coordination of any real and personal property tax audits by providing requested data files for audit periods and preparing any system reports requested by auditors. Review property tax payments to ensure accurate accounting.
      7. Review bill funding.
      8. Ensure entries and data integrity is maintained throughout the year to streamline mid-year and budget processes.

    1. Ensure the integrity of Property Tax data and systems.
      1. Ensure proper maintenance of the property tax data for all markets.
      2. Update data for new land closings and analyze each closing to ensure we are paying taxes on appropriate tax parcels.
      3. Obtain assessment information on each land parcel before appeal deadlines.
      4. Make suggestions for parcels to appeal each year and ensure we pay taxes on correct assessments from parcels that were appealed.
      5. Maintain tax bill data for each new and existing parcel and obtain necessary approvals for tax payments by the payment deadline.
      6. Setup and receive approvals on the new years’ accruals for parcels not budgeted.
      7. Assist with year-end accrual adjustments, new fiscal year budgets and accruals.
      8. Maintain relationships with Real Estate Department and Property Tax Consultant.
      9. Ensure property information updated with consultants timely and accurately.
      10. Participate in any consulting or system selections, vendor management with consultants, and implementation of new consultants or systems.

Inside the Company:  Real Estate Project Managers, Legal, SD Coordinators, Property Lease & CIP Accounting Supervisor.

Outside the Company: Taxing authorities, Property Tax consulting firm, and external consultants and attorneys

  • Required education: Must have (a) a Bachelor’s degree in Accounting or business-related field or equivalent external experience; (b) undergraduate Accounting classes through Intermediate II with one-year QT experience or (c) extensive relevant QT experience.
  • Desired education:  Bachelor’s Degree in Accounting or Business-related field.
  • Required experience: Two (2) to three (3) years general accounting and system experience including 1 year of experience related to fixed assets, regulatory compliance, or tax.
  • Desired experience: Three to five years of accounting and system experience, including 1 year of experience related to fixed assets or tax.
  • Required skills: Excel (intermediate), OneNote (intermediate) good time management and organizational skills, high level of concentration, accuracy, and attention to detail, excellent writing, presentation, verbal communication, facilitation, decision-making, and interpersonal skills, and the ability to work on multiple projects simultaneously while responding to rapidly changing priorities. Must have strong problem-solving skills and the ability to work with people at all levels to communicate strategic and operational impacts. Strong analytical skills and the ability to take responsibility and demonstrate initiative. Must work independently with little direction. A strong appreciation for business processes, confidentiality, and risk.
  • Desired skills:  All of the required skills plus extensive research experience, the ability to think strategically, strong leadership skills, negotiating skills, and excellent customer service. Advanced Microsoft Excel, JD Edwards, and report writing experience.
