Job Title:  Stationary Engineer

Primary Purpose of Job:

Complete maintenance and ensure proper operation of mechanical and electrical systems at the corporate headquarters.

Major Functions

Maintain, troubleshoot and regulate chilled water and DX HVAC system in compliance with city, state and federal regulations. (25%)

• Assist with the HVAC preventive maintenance programs.
• Perform daily, weekly and monthly preventive maintenance tasks of refrigeration equipment.

Provide assistance with the maintaining, troubleshooting and operation of the electrical systems and emergency power equipment in compliance with city, state and federal regulations. (20%)

• Perform monthly preventative maintenance of Generators I, II, and III
• Replace interior and exterior lighting as needed

Maintain, troubleshoot and regulate interior plumbing in compliance with city, state and federal regulations. (15%)

Maintain, troubleshoot and repair fire extinguishers and fire protection systems. Perform monthly preventative maintenance on the fire extinguishers/ fire protection system. (5%)

Utilize the call management system to complete repair calls, closed completed calls, enter resolutions for calls and update the call schedule as needed, while completing work assigned by the required deadline. (10%)

Maintain and repair elevator systems. (5%)

• Perform monthly preventative maintenance on all elevators
• Compliance with city, state and federal regulations.

Inspect and maintain roofing system including lightning rods. (5%)

While on or off the premise, the mechanical technician receive the following alarms from the energy management system on their company provided laptop and/or cell phone.  After normal operating hours, the mechanical technician is responsible for checking the alarm remotely and required to be onsite within thirty minutes. (5%)

• Shutdown alarms for the chillers, pumps, air handlers, boilers and cooling towers

• Startup, shutdown and general alarms produced by the generators
• General faults from the Liebert units
• Water under the data center floor
• Low water level from the cooling towers
• High and low water temperatures from chilled and heating water loops
• Alarms from the UPS in the data center
• Refrigerant monitor alarms.

If an alarm is received the mechanical technician checks the alarm and equipment, they will determine the cause of the alarm.  Then, the mechanical technician will attend to the alarm remotely, or, if necessary, return onsite to attend to the alarm after normal operating hours.  Factors necessitating onsite attention could be, but are not limited to, the following: (5%)

• Shutdown alarms (most of these cannot be determined remotely using the EMS)
• Alarms - cannot be reset remotely
• Generators are activated and running
• If there is a problem with the computer room equipment
• If the central plant equipment goes down and the technician or supervisor is unable to restart the equipment remotely
• Air handlers, depending on conditions: usually left off until the next scheduled work shift, unless they cool a data closet or the outside temperature is very cold.

Assist with special projects as needed. (5%)

Position in Organization:

Reports to: Chief Building Engineer

Relationships: 

Inside the Company: Employees at Corporate headquarters, Tulsa Division and Tulsa Facilities Support.              

Outside the Company: Vendors and tenants at the south campus.    

Position Specifications:

Required education: High school graduate or equivalent.

Desired education:    Technical training in HVAC.

Required experience:  One year of experience as a First Class Engineer in the operation of low-pressure refrigerant centrifugal chillers and high-pressure refrigerant screw chillers. Three years of experience in diesel emergency generator operation and in UPS maintenance. Three years of experience in low-pressure boiler operation.

Desired experience:  Five years’ experience in general maintenance, plumbing, electrical, carpentry, and roof top air conditioning.  Experience with voice and data cable systems. Experience with computer building management software.

Required skills: Stationary engineer.

Desired skills: Ability to troubleshoot and repair chilled water and DX systems with limited assistance.  Intermediate computer skills.

Additional Criteria: Discretion with regard to sensitive company information. This individual must be a self-starter, requiring little or no direction to prioritize and complete tasks. This position requires the employee to be available by phone and/or email and/or have accessibility to calendar, contacts and data while out of the office. This position may be required to work during inclement weather and/or company events.

Starting Salary: $30.43 - $33.12 per hour
