Primary Purpose of Job: Maintain all commercial HVAC, commercial kitchen, commercial refrigeration, beverage equipment and facilities in good working order. Maintain a professional working relationship with corporate employees and tenants. Work efficiently using good time management skills to prioritize repairs. Troubleshoot, diagnose, and repair equipment according to established safety procedures

 

Major functions

  • Maintain all commercial HVAC, commercial kitchen, commercial refrigeration, beverage equipment and facilities in good working order.
    • Troubleshoot, diagnose issues, and make repairs to all equipment. Maintain the ability and certification to open and repair commercial HVAC and refrigeration systems. Follow all applicable safety policies and procedures.
    •  Work efficiently using good time management skills to quickly prioritize repairs. Ensure all work orders are resolved within the predetermined time frame.
    • Provide good customer service by communicating effectively with tenants, corporate employees, co-workers, and others as necessary. 30% total job functions
  • Work efficiently to address all work orders in each location.
    • Meet established company standards as outlined in Administrative Services department.
    • Ensure all work orders are updated regularly with appropriate, informative details.
    • Ensure all parts and labor used to repair equipment is properly entered for each work order.
    • Complete all scheduled and assigned preventative maintenance or assigned special project work orders within predetermined time frames. 10% total job functions
  • Provide assistance with the maintaining, troubleshooting and operation of the electrical systems and emergency power equipment in compliance with city, state and federal regulations.
    • Perform monthly preventative maintenance of Generators I, II and III
    • Replace exterior lighting as needed. 20% total job functions
  • Maintain, troubleshoot and regulate interior plumbing in compliance with city, state and federal regulations. 15% total job functions
  • Maintain, troubleshoot and repair fire extinguishers and fire protection systems. Perform monthly preventative maintenance on the fire extinguishers and fire protection systems. 5% total job functions
  • Maintain and repair elevator systems. Keep in compliance with city, state and federal regulations. Perform monthly preventative maintenance on all elevators. 5% total job functions.
  • Ensure all applicable administrative tasks are completed timely and accurately.
    • Use mobile device according to established procedures.
    • Perform all inventory control procedures for transferring, issuing, requesting, and returning parts and/or materials to or from the storage and/or facilities.
    • Complete all warranty/core returns regularly, completely, and resolve any issues timely.
    • Maintain a valid driver’s license and properly maintain company vehicles.
    • Maintain assigned tools according to established applicable company procedures.
    • Use assigned company purchase cards according to all applicable company procedures and policies. Enter all receipts timely and correctly. 5% total job functions
  • Attend and participate meetings, training classes and other resources to maintain and improve technical proficiency.
    • Utilize the mobile device to request training on equipment as needed.
    • Attend and participate in all skill schools, new equipment, and other training as assigned or requested.
    • Maintain all required manufacturer certifications.
    • Respond to requests from resource groups for resolutions to problem equipment.
    • Work with other technicians to improve technical proficiency of the department. 5% total job functions
  • Assist any of the Administrative Services Supervisors with special projects as needed. 5% total job functions

Reports to: Chief Building Engineer or Corporate Admin Services Manager

Inside the company: Employees at Corporate, Tulsa Division and Tulsa Facilities Support

Outside the company: Outside contractors, material/parts suppliers

 

Position Specifications

Required education: High school graduate or equivalent. Graduate of a reputable HVAC school. EPA Type I, Type II, or Universal certification is required. Oklahoma state mechanical journeyman’s license is required.

Desired education: Successful completion of all QuikTrip Facility Support Skill Schools. Upon completion of the first year in this position employee will be required to successfully take and complete City of Tulsa Third-Class Stationary Engineer certification.

Required experience: Two years’ experience, having mechanical aptitude including a basic knowledge of commercial (HVACR) systems, electronic equipment, carpentry, painting and plumbing.

Desired experience: Working knowledge of all types of equipment that are used in the operation of QuikTrip office.Required skills: Ability to troubleshoot, diagnose and repair commercial HVAC, commercial kitchen, commercial refrigeration and beverage equipment. Ability to efficiently route and prioritize work orders daily. Critical thinking and problem-solving skills.

Desired skills: Ability to share best practices and make recommendations on replacement and repair of general equipment.

 

Additional criteria

This individual must be a self-starter, requiring little or no direction to prioritize and complete tasks. This position requires the employee to be on call, available by phone and/or email and/or have accessibility to calendar, contacts and data while out of the office. Discretion regarding sensitive company information. This position may be required to work during inclement weather and/or company events.

 

Starting Salary: $27.57-$32.43 per hour
