Title: Real Estate Project Manager

Primary Purpose of Job:
Obtain the necessary zoning, variances, plan approvals and permits for the construction of new stores and store projects while protecting the company’s interest and controlling professional service and development cost, all while maintaining relationships with state and local government agencies and elected officials. Lead, mentor and train new employees and peers with less experience and represent peers on resource groups.
Major Functions:
Manage the development process for new store construction and projects. 40%
- Develop, implement and maintain critical path and development strategy for each project.
- Capable of consistently managing a workload commensurate with five or more years of experience in project management.
- Capable of managing more advanced and challenging projects.
- Ensure speed and proficiency in obtaining zoning, variances, permits, corporate approvals, and property closing.
- Limit company exposure to dead deal expenses.
- Utilize Microsoft Project and Project Web Access as a primary communication tool.
- Develop and maintain expert development knowledge of your market areas.
Represent the company on zoning, planning and variance issues. 20%
- Meet with state, county and city planning, zoning and engineering departments.
- Attend relevant public meetings.
- Understand the area’s political arena.
- Participate in various public initiatives that benefit the company.
Provide Store Development team members, civil, architectural, and other involved consultants with direction for site layout and building/canopy design. 10%
- Satisfy federal, state and local municipal requirements.
- Maintain QuikTrip standards for access, parking, visibility, signage, drainage, design, brand, lighting and profitability.
Negotiate property acquisitions and dispositions as assigned by their supervisor to the company’s utmost benefit. 10%
- Prepare and manage contracts, leases, easements and development agreements.
- Ensure all such documents are completed timely, accurately and serve the best interests of the company.
- Coordinate with local attorney or QuikTrip General Counsel or Corporate Counsel.
- Review with the Director of Real Estate or Division Real Estate Manager.
- Ensure all deadlines are met in a timely manner.
- Review and prepare documents for close of escrow.
- Ensure Title Insurance policy and commitment are correct and meet standards and procedures.

- Meets all functions of the job description satisfactorily without requiring additional follow up and direction by immediate Supervisor.
- Regularly uses extensive experience to solve issues and make recommendations to other team members with potential solutions for issues.
- Provides the correct amount of detail and knowledge on assigned duties for immediate Supervisor to make decisions with minimal follow-up required.
- Able to prioritize job responsibilities with little direction or over management from immediate Supervisor

Coordinate easements, utilities, property dimensions, etc. with Real Estate Manager, Store Development Coordinator, seller and adjoining property owners. 5%
Maintain professional working relations with utility companies and state, county and city governmental agencies and elected officials to the benefit of the company interest. 5%
Prepare and conduct Project Review Meetings per guidelines. 5%
- Accept project hand-off from the Real Estate Manager.
- Facilitate Initial Project Strategy Meeting.
- Facilitate CDP and Final Review Meetings.
- Conduct a pre-bid meeting with the Construction Manager to communicate details of all design, permitting, utility, signage, landscaping, potential construction issues and any other pertinent information regarding the project to facilitate an accurate bid letter for the general contractor.
Assist Construction Manager during the construction process to resolve issues, conflicts and control costs. 5%
Coordinate preparation of contracts, easements and development agreements with the Real Estate Manager and attorneys to ensure QuikTrip's rights are protected. 5%

Reports to: Director of Real Estate or Division Real Estate Manager
Indirectly Supervises: Store Development Coordinator
Relationships:
Inside the Company: Store Development, Corporate Counsel, Property Accounting Coordinator, Accounting and Operations staff
Outside the Company: Architects, attorneys, engineers, surveyors, state, county and local governmental officials and politicians
Position Specifications:
Required Education: College degree in project management, engineering, business, real estate or equivalent experience.
Desired Education: College degree in project management, engineering, business, or real estate.
Required Experience: Two to Five years’ experience in project management, engineering, real estate, business or construction management.
Desired Experience: Five to Seven years construction and/or civil consulting experience and five years management or supervisory experience.
Required Skills: Manage all aspects of large projects, excellent negotiating/supervisory and organizational skills. Personal computer skills. Critical thinking and problem solving skills.
Additional Criteria:
Must be able to travel, extensively at times, to existing QT markets and/or RSN regions in order to develop sites.
Starting Salary: $103,300 - $142,300
